Typically a credit score of 650 or greater is required for the best rates and widest range of options.

While I am able to help facilitate mortgages for normal employed individuals, anyone can do that.  Only a seasoned mortgage professional who understands the full range of options available is able to get someone with more complicated income across the line with minimal headaches.  Cornell K. Private Mortgages have such a bad reputation.  Mainly because of the Mortgage Professional not explaining the ins and outs of the mortgage being placed.

Cornell K. Haynes utilizes Private Mortgage providers with transparency and favourable renewal options.  If Cornell is unable to obtain such a mortgage, you will be notified, in writing.  If there is an ethical way to complete such private lending solution, Cornell will proceed.  However, where there is not ethical way to proceed with a private mortgage placement, Cornell will not complete the funding for such an assignment.

It may be embarrassing, but everyone gets in over there head in debt sometimes.

If you have under 70% of the current value of your home in mortgage debt, your home may be the right place to refinance at a lower rate than what credit card, line of credit and loan shark companies have to offer.

​

Reasonable solutions where there is a credit score of at least 550 or great, and where the total proceeds required do not exceed 85% of the current market value of the property.

​

Rent to Own:

 

Rent to Own is offered in some larger urban markets in Canada.  It is not great, it is very expensive, however, it does have its place and uses.

​

Are you new to Canada, have a regular source of capital and are unable to legally own a home in Canada but are on the path to Canadian Citizenship / Permanent Residence Status?  If yes, Rent to Own may be a solution for you. 

 

I would not recommend Rent to Own as a method to enter the housing market as a Canadian Citizen as there are other, more tax efficient ways to do this.  Everyone's situation is unique. Book an appointment to talk about yours.  â€‹

Commercial Real Estate (CRE) is no joke.

Sure, we use other people's money to boost returns, however, you, the investor, is still required to put a large sum of their own capital.  

​

Do not dabble around with an agent who is unable or un willing to bring your deal to 3+ lenders to get their terms and interest rate.
